I don't know as much about this topic as I would like, but I think you should be safe if you are using only a paragraph or two from a book. If you see something that would work, use it as long as it is a very small portion.

As
far as teaching individual skills, you may find that making up your own paragraphs ultimately is easier than trying to find something that works.

Again, as long as you're using small portions, you could probably use something from a book or story. Create three wrong versions and then the correct version.

If you are really worried, you could write to the publisher and request

permission to use the works. Most publishers of educational materials should not have a problem granting you permission to copy specific pages for this purpose.

Good luck to you. Grammar is a bear to teach, but it is SO important.
