I'll just pull out my crystal ball here and...

If you're confident about your chances at a better job you might want to go with that. I think I would explain my dilemma to the person who has offered you a job and tell them you understand if they can't hold the job for you, but you feel you must look for something more permanent. Tell them you'll call back in a few weeks and if they still are looking you'll be only too happy to sign a contract.

I'm pretty conservative and I would probably go with the leave replacement - a bird in the hand and all that. But if you're more of a risk taker, by all means shop around.
